Areas without fixed seating
Occupant load = applicable floor area ÷ occupant load factor.
The applicable area can be gross or net. The correct basis follows the selected function and adopted code. The calculator preserves the unrounded value, applies the selected rounding method, then shows any manual adjustment separately.
Fixed seating and special seating
Fixed seating load = fixed seats + wheelchair spaces + companion seats + box seats + calculated bench or booth occupants.
Standing, waiting, stage, and platform areas can be added separately. Bench and booth seating use editable length allowances. Local rules may prescribe different allowances.
Mixed-use zone
Mixed zone load = rounded area-based contribution + fixed and special seating contribution + documented manual adjustment.
Operational scenario
Scenario load = code-derived load × simultaneous-use percentage.
The scenario value supports operations planning. It does not automatically reduce the code-derived design load.
Preliminary egress capacity
Required width = occupant load served × entered capacity factor.
Stairs and other egress components use separate editable factors. Actual egress design must address component minimums, distribution, remoteness, accessibility, door swing, hardware, travel distance, common path, fire protection, and occupancy-specific provisions.

Occupant load planning guide
Start with the function of each space
An occupant load calculation begins with actual room use. The building occupancy group alone may not identify the correct factor. A business tenant can contain offices, conference rooms, training areas, storage rooms, kitchens, and exercise rooms. Each space can require a different factor and area basis. Split mixed floors into clear zones before calculating totals.
Use the most realistic planned arrangement. A room with loose tables and chairs differs from a standing reception. A lecture layout differs from an open office. A restaurant dining room differs from its kitchen and stockroom. The calculator provides searchable functions and custom entries so each room can be documented independently.
Understand gross and net area
Gross area generally includes more of the floor plate. Net area normally focuses on occupiable space and excludes defined accessory areas. The exact definitions and permitted exclusions come from the adopted code. Do not subtract corridors, toilets, shafts, storage, or service areas merely to produce a smaller number. Select automatic basis to follow the starter profile, then verify the factor and basis against the official table and footnotes.
For direct area, enter the measured value from a reliable plan. For simple rooms, use rectangle, circle, triangle, trapezoid, or L-shape tools. For irregular areas, enter polygon coordinates as x,y pairs. Use one coordinate pair per line or separate pairs with semicolons. Keep every coordinate in the same length unit.
Handle fixed seating separately
Installed fixed seats are normally counted directly. Wheelchair spaces and companion seats are included as separate occupants. Benches, booths, box seating, standing zones, waiting zones, stages, and platforms can require additional methods. The calculator exposes each contribution instead of hiding everything inside one total.
Length-based seating allowances are editable. This is important because project type, code edition, seat construction, and local interpretation can change the accepted allowance. Keep the default only after confirming it. Add a note that identifies the plan, seating schedule, or approved source.
Separate design load from operations
The code-derived load supports life-safety design. A proposed operating limit can be lower, but it should not silently replace the design calculation. The calculator therefore reports actual proposed count, design load, and scenario load independently. A simultaneity percentage is useful for planning shared amenities or nonconcurrent events. It remains an operational scenario unless the authority approves another method.
Manual adjustments can represent approved seating diagrams, revised layouts, or special determinations. Every adjustment should include a reason. A negative adjustment is especially sensitive. Preserve supporting correspondence and identify the approving official when applicable.
Review means of egress carefully
Occupant load affects exit count, door and stair capacity, corridor sizing, travel limits, common paths, exit signs, emergency lighting, door swing, and hardware. A simple width multiplication cannot complete an egress design. Minimum clear widths, accessibility rules, separated exits, story arrangement, sprinkler conditions, high-hazard rules, institutional provisions, and existing-building allowances can control the result.
The egress module is intentionally configurable. Enter thresholds and capacity factors from the adopted code. Compare calculated aggregate width with the provided width. Then review individual components. A large aggregate width does not cure a narrow door, poor exit distribution, excessive travel distance, or an inaccessible route.
Use plumbing estimates cautiously
Plumbing fixture counts often begin with occupant load. They also depend on occupancy type, gender distribution rules, fixture ratios, substitutions, employee facilities, public facilities, drinking fountains, service sinks, and local amendments. This calculator accepts ratios as inputs rather than presenting them as universal requirements.
Enter the correct table values for the project. Review whether populations must be divided equally or by documented distribution. Confirm whether unisex or all-gender facilities affect the calculation. Round fixture requirements according to the adopted plumbing code. Treat the output as an early coordination estimate until a qualified reviewer confirms it.
Maintain a clear calculation record
A strong report identifies the project, address, jurisdiction, code edition, floor, tenant, room name, function, area, basis, factor, seating count, assumptions, and reviewer. It also shows the arithmetic. Transparent records make plan review easier and reduce accidental double counting.
Use CSV for schedules and coordination. Use PDF or print for a readable calculation sheet. Use project JSON to preserve every field for later editing. Save revisions when layouts change. Compare existing and proposed conditions through separate saved files or revision notes.
Verify before relying on the result
Model codes are adopted and amended differently. Some jurisdictions use older editions. Others publish local tables, interpretations, or administrative rules. Special occupancies can have separate provisions. Existing buildings may follow another code path. Events and temporary uses can involve fire-code permits and posted limits.
